Home Boarding Agreement

Licensing Compliance

The Home Boarder confirms that the business operates in accordance with the Animal Welfare (Licensing of Activities Involving Animals) (England) Regulations 2018, which require:

• A valid licence for commercial home boarding.
• Meeting all minimum standards relating to housing, safety, welfare, and recordkeeping.
• Maintaining required written procedures (cleaning, emergencies, feeding, isolation, etc.).

Health, Vaccinations & Veterinary Care

The Owner confirms that the dog is:

• In good health and free from contagious disease.
• Fully vaccinated (including kennel cough).
• On regular flea and worm treatment.

The Owner authorises the Home Boarder to seek veterinary treatment if necessary. The Owner agrees to cover veterinary costs unless negligence is proven.

Feeding, Exercise & Routine

The Home Boarder will follow the Owner’s written instructions regarding:

• Feeding schedule and diet
• Exercise frequency and duration
• Medication administration
• Behavioural needs
• Sleeping arrangements

Written instructions must be provided before boarding begins.

Behaviour & Socialisation

• The Owner must disclose any behavioural issues including aggression, anxiety, reactivity, or resource guarding.
• The Home Boarder may separate dogs for safety, as required by licensing standards.
• Boarding may be terminated early if a dog poses a risk.

Home Environment & Safety

The Home Boarder confirms that the premises meet licensing requirements, including:

• Secure boundaries and escape prevention
• Safe sleeping areas
• Cleanliness and hygiene procedures
• Fire safety and emergency planning
• Suitable separation areas for incompatible dogs

These are all assessed during council inspections.

Emergency & Evacuation Procedures

The Home Boarder maintains a written emergency plan covering:

• Fire
• Carbon monoxide
• Loss of power
• Extreme weather
• Evacuation and temporary accommodation

(Required under statutory guidance.)

Insurance

• The Home Boarder confirms they hold appropriate pet business insurance, including public liability and care/custody/control cover, as required by councils.
• The Owner is responsible for damage caused by their dog unless covered by insurance.

Liability

The Home Boarder will take all reasonable steps to ensure welfare and safety in line with licensing standards. They are not liable for:

• Illness not caused by negligence
• Injury from pre-existing conditions
• Damage caused by the dog

Fees & Payment

• Boarding Fee: £40 per night (£25 per night for additional, same household dogs)
• Deposit (if applicable): 25% at time of booking
• Payment Terms: Balance due 7 days before boarding begins
• Cancellations within 7 days will be charged in full.
• Late collection fees may apply.
